Finance for land lease community homes
Land lease community home finance
Homes in the community, finance from the factory.
Woolong Capital finances factory-built homes in land lease communities, for companies that own the home and rent it out. Your company puts in 20% of the contract price, Woolong pays your builder in 5 certified stages, and at handover the facility becomes a principal and interest loan of up to 10 years.

How a land lease home is funded
Your builder makes the home in the factory while the community prepares the site. Each of the 5 stages is certified by an independent quantity surveyor before Woolong pays your builder, and title to the stage passes to your company the same day.
The finished home is delivered, set on screw piles and connected to the community's services, with nothing cast in. Repayments of principal and interest start at handover, once the home is let.
Why the home stays movable
In a land lease community the land belongs to the operator, while your company owns the home. Keeping the home movable lets it stand as security in its own right: it is registered on the Personal Property Securities Register before delivery, and the site deed records that it stays removable.
That matters, because most home lending needs land ownership. Services Australia, for example, says land lease communities can't be used as security for its Home Equity Access Scheme.
On a leased site the home counts at its re-sited value, what it would sell for in its next home after the cost of moving it. Equity in a property a director owns makes up the rest of the security, and the loan stays at 70% of it or less. Every facility carries the same 5 pieces of security, all in place before the first draw. They are listed with the full terms.
What the operator signs
The community operator signs a site deed with your company and Woolong before the first draw.
- The site lease runs at least as long as the loan
- The home stays your company's property, and stays removable
- The operator and any mortgagee of the community's land both sign
Questions people ask
Can a company own a home in a land lease community and rent it out?
Where the operator's site agreement allows it, yes. Woolong Capital finances the home for the company that owns and rents it, once the site lease runs at least as long as the loan and the operator signs a site deed.
What does Woolong take as security?
A security interest over the home registered on the Personal Property Securities Register, a guarantee from every director, a mortgage over property a director owns, the site deed and a direction to pay rent to Woolong, used only after a default.
How long is the loan?
Up to 6 months for the build, with interest added to the facility, then up to 10 years of monthly principal and interest from handover.
