Signs a Management Agreement directly with the Borrower. Manages all bookings, operations, and guest services. Takes a management fee from gross rental income.
Land OwnerLessor
Owns the land. Signs Ground Lease directly with Borrower. Charges site fee $1,167/month CPI-indexed annually (min 3%).

Finance provider only. Incorporated in Singapore. Lends up to 75% LVR at variable rates from 12% p.a. (CPI-indexed, reviewed annually) over 30 years. No management role, no land interest, no conflict.
